Concrete has been used for many years and has been used successfully in many construction projects. However when it comes to garage flooring, concrete begins to crack. Most garage floors were created with spancrete which is a precast concrete panel. A typical spancrete panel is about twenty-four feet long, three feet wide, and six inches thick. The panels are normally laid over a basement and about four inches of concrete is poured onto the panel. The cracking occurs when the concrete dries on the spancrete and begins to settle.


If your garage flooring as a crack in it and water and salt get into it, then the crack will get worse. If enough water and salt get into the crack, then the concrete will begin to decay and when that happens leaks begin to occur. If you notice your basement leaking in the winter, that is probably the cause. If enough water gets into the basement, then mold may begin to form and that creates an unhealthy environment.


There have been many things that have been created to help fix garage flooring cracks, but all of them have their positives and negatives. One the first options to try is fill the crack with inherent. The problem with this options is the damp walls. The reason why your walls are damp is because concrete is porous so your walls absorb moisture. If your walls and area around the crack are wet and water drips near the crack, the slab will push upward and become useless. The crack filler that is known to work is polyurea which can dry under the surface. The polyurea must be fluid enough to reach the bottom of the crack and completely fill the entire it. If you choose the wrong filler, then it will remain moist and your problem won’t go away.


Recently polyaspartic and polyurea items have been created and they can handle some of the worst conditions. Just keep in mind that all blends are different and if you are applying it yourself, then make sure you know exactly what you are doing.


The proper way to use these chemicals is to first grind the concrete garage flooring surface and remove all bond breakers and open the pores of the surface. There are new Pure Bred products which can be absorbed into the top layer of concrete and lock when it dries.


Normally, three to four coats should be applied with non slip particles on each layer. This will result in a highly durable surface that will last for long periods of time.
